Fallow Folly - Luxury Holiday Property With Pool, Norfolk

Fallow Folly is a luxuriously converted stable and a hayloft, set in a courtyard nestled within seventeen acres of beautiful, secluded parkland and an abundance of resident wildlife. Part of Hill Farm Barns, the property dates back to the 1880’s, and is surrounded by beautiful parkland.

This stunning property retains many original features and has been carefully kept or restored to create accommodation that is authentic and characterful but with all the mod-cons such as intelligent lighting and underfloor heating. The entrance leads you into a large open plan kitchen/ dining area, flanked by a huge exposed original flint wall. A double height vaulted ceiling creates both space and light and Indian stone flooring is welcomingly cool in the summer, but with under floor heating it is totally cosy for winter nights. Low level lamp light creates a relaxing atmosphere and an impressive hand-crafted antler chandelier can be switched on for the wow factor over dinner. Upstairs you will find a large, spacious living room with oak beams and views over the parkland. There is plenty of space for a large family, a couple of small families or three couples. The well-equipped kitchen has a range cooker and wine cooler, as well as the standard dishwasher and fridge freezer and a separate utility room, with a washing machine, tumble dryer, extra sink and plenty of storage, is perfect for dumping your sandy beach gear.

To keep everyone entertained there is a ten-metre indoor, temperature-controlled swimming pool with a beautiful modular ceiling with fibre optic lights and a separate changing area, WC and shower. As if that wasn’t enough, there is also a six-person sauna, tarmac tennis court and new pétanque court. All this, on your doorstep and only a short walk to the popular, local gastro-pub too!

All three of the Hill Farm Massingham barns properties can be booked individually, as a combination of two of the barns or altogether (sleeping thirty one guests). Fallow Folly and The Owl House (sleeps ten guests) are interlinked internally, while access to Red Stag Lodge (sleeps fourteen guests) is via an external path.

With three 3ft single beds (two of which are zip and link so can be made in to a super-king size bed on request) and views to the front of the deer park.

With shower over the bath, wash basin, WC and heated hand rail.

With king-size bed, original features and views to the front of the deer park.
En-suite shower room
With walk-in shower, wash basin, WC and heated hand rail.

First Floor:
Sitting room
With three sofas, armchairs, reading/games area and Smart television.
Master bedroom
With a super-king size bed and luxury, deep, double-ended slipper bath in the bedroom. There is a Juliet balcony.
En-suite shower room
With walk-in shower, WC, wash basin and heated towel rail.

Outside:
Enclosed communal courtyard with garden furniture and gas barbecue.
Tarmac tennis and pétanque courts.
Swimming pool, with LED colour-changing lights and sauna.
These facilities are shared with other guests, but to be used privately. The swimming pool has allocated slots every day and a couple of evenings a week for each property. Tennis court slots can be booked any time through the booking system when you arrive.

Access Note:
The barns are accessed off Rudham Road, out of Great Massingham, where you will sweep up a long drive, over a deer grid and into the park. There is secure, floodlit parking in the second courtyard next to the barns.
There is an airfield at the end of the drive, with a helicopter landing pad.

About the area

Little Massingham is located on the northern boundary of Great Massingham, one of Norfolk's most attractive villages with its large village green and seven duck ponds, you couldn’t get much more quintessentially English. Several of the ponds have their origins as the fish ponds for an 11th century Augustinian Abbey.

Great Massingham’s fantastic village pub, The Dabbling Duck, only ten minutes away by foot, is renowned for its delicious food as well as its pizza and street food evenings in the garden throughout the summer and at weekends.

There is also a traditional village shop and post office with lots of fresh fruit and vegetables, and a deli counter selling local produce where the owner goes out of his way to make you feel welcome. This is what village life truly should be!

Surrounded by rolling fields, it is a great place to unwind, relax and take in the scenery, especially if you enjoy walking. The Peddars Way almost runs through Massingham, going all the way from Rushford to Hunstanton and all the way round the coast to Great Yarmouth.

You have the best of both worlds in Massingham, with the beautiful countryside on your door step, you are close to Sandringham, HM The King's country residence and a 25-minute drive to the North Norfolk Coast, where you will find the delights of Brancaster beach, Holkham, Wells-next-the-Sea with its bustling harbour and glorious beach and beach huts plus an abundance of restaurants, pubs, deli's and cafe's all selling local produce.

Norfolk is also home to some of the most beautiful and impressive churches along with large country houses and stately homes - you really are spoilt for choice and Little Massingham offers a great place to start your exploration of East Anglia.
