Kirkbride Hall - New Holiday Cottage in Cumbria

Kirkbride Hall is a newly built traditional style stone clad terraced cottage located in walled cherry and apple orchards of Melmerby Hall and neighbours the quiet and scenic churchyard of the Grade II listed St John’s Church in Melmerby. The former orchard garden of Melmerby Hall is a beautiful and quiet setting for Kirkbride Hall and its adjoining cottages. Kirkbride has open plan access and parking to the front, and a large enclosed patio and garden to the rear – the perfect sun trap on a warm summers day with lots of room for children and pets to play safely. Kirkbride Hall also has private gated access to the 20 acres of mixed woodland grounds of Melmerby Hall through a wrought iron gate set into the orchard wall. The grounds of Melmerby Hall also include woodland paths, water meadows and a tributary to the River Eden.

Kirkbride Hall was completed in early 2015 and, although new, offers all the comforts of a traditional Cumbrian cottage including sandstone walls using stone sourced from within our estate, solid oak floors, antique furniture, and a large welcoming wood burning stove in the comfortable sitting room.

Being within the grounds of Melmerby Hall, sleeping 18 guests, it’s ideal for families wishing to be near to each other but not entirely together, with Stag Cottage, sleeping four guests also nearby.

Accommodation Description

Ground floor:

Entrance hall leading to spacious reception room with a cast iron wood burning fire and to the open plan dining room and kitchen with granite topped breakfasting bar.
The Hall is fitted with solid oak flooring throughout with underfloor heating generated from our wood chip boiler heating system which using logs from the family estate.
The main reception room has a bay window nook which is great for relaxing in front of the wood burning fire (complimentary logs are provided for guest use) and opens out to the sandstone terraces which lead into the private gated rear and side gardens.
Chefs will delight in the well equipped kitchen which has a Bosch electric hob and electric oven, a stainless steel American fridge freezer, a full size Bosch dishwasher and a massive granite topped cooking island. The utility area has a Bosch washing machine, tumble dryer, microwave, a second stainless steel sink and a ground floor cloak room.

First floor:

Accessed via a hand built oak staircase are the four double bedrooms of Kirkbride Hall which accommodate up to 8 guests. The Master Bedroom has a king size (5ft) antique four poster bed and is en-suite with a natural limestone tiled walk in shower. The Manor Room is set at the other end of the Hall down three steps to a quiet private en-suite bedroom with a king size (5ft) bed which can be arranged as two small single beds upon request. The Threlkeld Room has a king size (5ft double bed) and the Pattenson Room has a 5ft king size bed which can be arranged as two small single beds upon request. These two bedrooms share the family bathroom which has a cast iron bath and a separate free standing shower. All of the bathrooms have heated chrome towel rails to warm up your fluffy towels!

Melmerby is set within the heart of the Eden Valley at the foot of the majestic Pennine fells and the famous Hartside pass which climbs to 1904 ft above sea level. An awe inspiring viewpoint on a clear day to take in the entire Eden Valley, the Lake District and, on occasion, southern Scotland! 12 miles from Ullswater and nine miles from the historic market town of Penrith. There are a number of outstanding walks along the edge of the River Eden. One of England's largest Druidic stone circles - Long Meg and her Daughters - is also close by. Melmerby is the home of the Egon Ronay award-winning organic village bakery which also serves fantastic meals and takeaway/coffee snacks. The Shepherds Inn at Langwathby, has good reviews for its food, service and friendly atmosphere and is within walking distance. Melmerby also offers a host of facilities for our guests, including a well-stocked village shop, tea room and post office and a super antique shop (The Brocante Emporium),
The well-known 'Coast to Coast' Cycle route also passes directly through the village on the A686 and ascends via Hartside to Alston, England's highest market town.
