Laylands - Spacious Holiday Home, Wells-next-the-Sea, Norfolk

Laylands was the first building on the road to Wells-next-the-Sea and one of the earliest buildings in the 15th century town. It was originally built as an inn offering shelter to the drovers from the north bringing cattle and sheep to catch boats to the continent. The old settle where the drovers drank their ale still remains in the corner of the house.

Laylands enjoys an elevated position with views over a green belt conservation area. The house is detached with secluded front and rear gardens. The large rear garden, which is walled and south facing, has mature fruit trees and a large patio, perfect for outside dining.

The house is situated just a five minute walk from the harbour and the sea. Wells beach, with its famous white sand dunes and beach huts, is easily reached by a 15-minute walk through the pine wood. Having recently undergone a complete renovation which is sympathetic to the historic heart of the house, it also encompasses all the conveniences for modern living.

Accommodation Description

Ground floor:
Utility room and large wet room with shower, wash hand basin and wc. Large barn style kitchen/dining room with glazed doors to the patio and rear garden. There are two steps from the kitchen to the open plan family room with 42" flatscreen TV. Family room, sitting room with wood burning stove. Snug with gas log burner, separate wc.

A staircase from the family room leads to a double bedroom with a 6' zip and link bed which can convert to two 3' singles upon request. Please note that this bedroom, although private, has no door and is to the rear of the property. This bedroom would be more suited to older children and adults.

A second staircase leads to the first floor:
Master bedroom with a 5' sleigh bed and a large en-suite bathroom with a shower and separate Victorian style bath.
Second master bedroom with a 6' wooden bed and an en-suite bath with shower over.

Second floor:
Two large twin bedrooms both with two 3' zip and link beds.
Shared shower room.

Equipment

Gas-fired central heating, underfloor heating in some parts of the property, wood burning stove in the sitting room.
Large range cooker, microwave, American fridge freezer, dishwasher, Nespresso coffee machine, washing machine and tumble dryer.
