Steeped in history, The Barn House is an effortless combination of stylish modern interiors and delightful countryside charm, making it the ideal place for families and friends wanting the perfect getaway with picturesque views and boasts over two acres of outside space with uninterrupted views across stunning countryside towards Battle Abbey.

The open-plan living area flows seamlessly from the large corner sofa where guest can cosy up around the wood burning stove whilst watching television, through to the kitchen and dining area with plenty of space for everyone to sit together for a celebratory feast or simple breakfast. The well-equipped kitchen has everything you need to create a culinary masterpiece or a maybe a picnic to enjoy within the spacious garden or next to the natural swimming pond. Vaulted ceilings with exposed beams and brickwork effortlessly combine with beautifully crafted interiors to provide a relaxing and tranquil setting for whatever your celebration may be.

Guests have three tastefully furnished bedrooms to choose from, all of which offer complete comfort. Bedroom one with a king-size bed also benefits from a stylish en-suite bathroom complete with a walk-in shower; bedroom two with another king-size bed; and bedroom three has the flexibility of either twin small single beds, or they can be configured into a king-size bed if required. In addition, bedroom three also provides a day bed, which can be configured into a further set of twin single beds, suitable for children, making this room ideal for families.

Accessed separately from the rear garden, the large games room has plenty to keep all ages occupied at anytime of year and includes a pool table, air hockey, table tennis, table football, and a retro arcade machine with hundreds of classic games. There is a drinks fridge and plenty of comfy seating on the leather sofas and bean bags too, so don’t expect to see much of the teenagers!

To the front of The Barn House is a lawned private courtyard filled with fruit trees and its own vegetable patch where guests can help themselves throughout the seasons. The outdoor natural swimming pool is situated just beyond the courtyard and parking area, surrounded by many beautiful plants and shrubs as well as a large decking with steps into the water, this is a truly unique and special offering. To the side of the barn, you can relax in your own private hot tub after a day exploring the beautiful countryside, or star gaze in the cooler evenings. Guests are invited to help themselves to eggs courtesy of the family of chickens that live on the farm. With plenty of seating areas to enjoy everything from your morning coffee to drinks at sunset, a barbecue with a view, hammocks, swing chairs, and couple of child friendly dens to find, there is hardly a need to leave this wonderful property, however more entertainment can be found at the local tennis court in the village of Battle, and tennis rackets and balls can all be provided on request.

The Barn House lies between Battle and Crowhurst, both within walking distance. The Black Horse pub is a short walk away, with more dining out options around a 40 minute walk into the town of Battle. A little further afield is historic Hastings, just a 20 minute drive away; and 40 minutes drive away are Rye, Lewes and Tunbridge Wells. There is a railway station at Crowhurst and Battle with good links to London and the coast.

The Barn House is a short walk to The Black Horse pub. Or walk for around 40 minutes into the town of Battle and find multiple pubs such as The Chapel Bar , The Kings Head, and The Bull Inn.

Situated just outside the town of Battle, well known for its battlefield and tranquil medieval abbey and the infamous conflict of 1066. Battle Abbey is open to visitors where you can explore the atmospheric abbey and walk the battlefield trail and surrounding ancient woodlands. Battle enjoys a bustling mix of independent shops and businesses. Enjoy a walk around the Almonry Gardens, and learn more about the towns history at the Battle Museum of Local History.

Hastings is just down the road; wander the preserved Old Town's winding streets and Tudor houses. Step back in time and visit Hastings Castle, Britain's first Norman castle. On the seafront, you will be able to find family favourite seaside amusements, including Hastings Minature Adventure Golf Complex, Hastings Pier, and The Source - transformed from its origins as Turkish baths into the biggest underground BMX and skatepark! Hastings has something for everyone to enjoy.

St Leonards-on-Sea is a hidden gem, situated next to Hastings. This charming seaside town was originally created by famous architect, James Burton, in the early 19th century and was intended as a holiday resort attracting both aristocracy and royalty. St Leonards-on-Sea enjoys beautiful architecture, including the popular Royal Victoria Hotel and the Clock House. St Leonards enjoys a double-decker promenade which stretches from nearby Hastings to the Warrior Square area town. Enjoy 3 miles of shingle beach, and many shops and restaurants.

Enjoy historic buildings, beautiful walks, and vineyards in Rye. Home to cosy pubs, contemporary restaurants and a variety of art, Rye makes the perfect day out. Rye Castle Museum was originally a bottling factory, but now houses exhibitions from Rye's history, and showcases the changes to the coastline over the last thousand years. Lamb House is a portal into the literary world and a doorway many artists have walked through. Explore the house's 300 years worth of history through the Georgian rooms, then enter sanctuary of the spacious walled garden. Located in the heart of the town, Kino Rye is an independent cinema offering breakfast, lunch and dinner, along with evening drinks and everything in between! The South Downs National Park is quite literally on the doorstep, offering rolling hills, ancient woodlands, river valleys and much, much more.
