The Big Barn - Luxury Cottage on the Norfolk Coast

A fabulous, stand out conversion of a 19th century barn enjoying wonderful open rural views that extend out towards the coast. From the West facing Juliette balcony of the romantic master suite you can spot The Wash estuary on a clear day, and witness the most wonderful sunsets that this area of North Norfolk is renowned for.

Forming part of the exclusive Park Farm Barns complex set high above the village of Snettisham, and accessed via a private road, The Big Barn, quietly tucked away at the far end of the development, benefits from the largest plot and wonderful uninterrupted views. Built of local brick, with the addition of weather boarding reflecting its proximity to the sea, this superb barn is a luxurious, top-quality build. Inside you will find original exposed beams complemented by beautiful oak floors, doors and a statement open return staircase, a handmade fitted kitchen with granite work surfaces and four beautiful bedroom suites, including the impressive master bedroom with its fabulous hand-made contemporary four poster bed. The vast light-filled ground floor open-plan living area, with french doors opening to the garden, is divided by a feature double-sided wood burning stove supplementing the underfloor heating. Aspiring chefs and domestic goddesses will have no problem rustling up a memorable meal in the adjacent kitchen, again with a door to the garden – handy, should things get a bit steamy! It really is a thing of beauty and something to behold but practical too with an adjoining mud room/utility for dealing with the less glamorous side of life. Upstairs are the five well-appointed bedrooms (master king-size, two doubles, a twin and a bunk), and four smart bathrooms – all en-suite to the adult bedrooms. Outside, enjoy making the most of long summer days lazing and dining in the enclosed garden, pick an apple or two from the fruit trees, and relax while the children and dogs play safely.

The Big Barn is perfect for friends, a large family or two smaller ones to enjoy a really special holiday together, whatever your pleasure. It’s an easy walk down to the village if you just want to grab a bite to eat, or maybe buy some provisions for ‘dining in’, and a short drive away from North West Norfolk’s glorious coastline dotted with endless sandy beaches, nature reserves and amazing birdlife. Country house lovers will appreciate easy access to some magnificent local splendours – Sandringham House, Houghton Hall and Holkham Hall – with Felbrigg Hall and Blickling Hall a little further afield. If you are after some retail therapy, boutique shopping is available at Drove Orchards, Thornham Deli (both at nearby Thornham) and, of course, the pretty Georgian village of Burnham Market with its array of restaurants, shops, cafes and galleries.

For smaller groups, The Big Barn is also available with use of just three of the five bedrooms, accommodating up to six guests. Or, just around the corner sits PJ’s Place, a lovely cottage that sleeps 5 if you need that extra space.

To the front of the barn is a large open-plan garden area with lawn, and driveway parking for up to five cars.
At the rear is a large, fully enclosed garden with lawn, orchard and open views. Patio area with garden table and two bench style seats. There is further seating available as well as six loungers.
All around the garden the post and rail fencing has full height chicken wire. The five bar gate at the bottom the driveway has part chicken wire.

Additional Information:
Three well-behaved dogs welcome (small additional charge).
Duvets and pillows are synthetic fibre.
Fixed stair gate at the top of the stairs.
Travel cot and high chair are provided (please bring your own bedding for the cot).
No barbecue.

Please note: Some of the driveway and garden fencing on the neighbouring field side of the fence has an electrified element to it, designed to keep any horses in the field. This is not dangerous and can only be touched by reaching over the fence. Small children of an adventurous nature should be supervised to prevent them from being tempted to climb over the fence.

About the area

The village of Snettisham is on the Norfolk coast and has a beach with amazing views and sunsets over the sea.

It has its own superb RSPB reserve overlooking the wetlands just outside the village, where an amazing array of birds can be seen.

Snettisham Sailing Club offers sailing, paddle boarding etc to beginners and experienced sailors.

Snettisham village is home to the award-winning Rose and Crown coaching inn as well as The Old Bank Bistro and The Queen Victoria pub.

A micro bakery & coffee shop by day, and a wine Bar by night, visit The Old Store for the most delicious, freshly baked bread topped with local ingredients.

Snettisham Park Farm offers many activities and fantastic family days out.

There are an array of wonderful dog walks from Snettisham village, not only on the beach but on footpaths and through the Ken Hill Forest that has recently been rewilded with the introduction of many native species including Exmoor ponies. With dog friendly pubs to call in at, a magnificent church, interesting little shops and a riverside walk, the village itself is well worth exploring.
