Entrance via the rear hall leads through to the open plan kitchen and dining area seating 10 guests, with a separate utility room and cloakroom with WC. From the main hallway is a pantry and three separate reception rooms; a snug with 55" television, games room with a ¾ size snooker table and comfortable sitting room.

First Floor
All five spacious bedrooms feature Hypnos Zip and Link cashmere beds, USB charging points and hairdryers.

Bedroom one has a 6' super-king bed (can be configured as twin 3' single beds on request) and en-suite bathroom with walk in shower and freestanding bath with handheld shower attachment. Bedroom two and three both feature6' super-king bed (can be configured as twin 3' single beds on request). Bedroom four has a 6' super-king bed (can be configured as twin 3' single beds on request) and en-suite shower room with walk in shower. Bedroom five has a 5’king-size bed (can be configured as twin 2'6 single beds on request). The family bathroom features a large shower and free-standing bath with views over the deer parkland.

Home of the only racecourse in Lincolnshire, the quaint market town of Market Rasen boasts a number of traditional and long-standing family run shops.

Appreciate the Lincolnshire Wolds on foot or bicycle. There are a number of routes to fit everyone’s ability.

Covering a stretch of more than 50 miles the Lincolnshire coastline offers two different seaside experiences. For a more tranquil experience where nature thrives; Gibraltar Point, Donna Nook and Saltfleetby embrace those seeking the natural coastline.
